Which FAAC Models This Applies To

The access control components we install cover the FAAC residential and light-commercial lines most common in Humble: the 412, 400, 770, 750, and C720/C721 operator series, plus the E-Series boards found in many of those units. The compatibility gotcha most people hit is the receiver frequency. Older FAAC units run 433.92 MHz, while newer boards shifted to 868 MHz in some models. Plugging a 433 MHz receiver into an 868 MHz board gets you a keypad that powers up and does nothing. We check the board revision before we quote the part.

On the keypad side, the FAAC XKP and XKPR series are the workhorses. The XKPR is the backlit version. Both wire into the same terminal block. The key difference is the mounting plate dimensions and the tamper switch placement. If your existing keypad was installed before 2018, there’s a decent chance the mounting screws are spalled from Texas humidity, and we’ll need to use the next size anchor or patch the hole. We carry both. For remotes, FAAC’s DL2 and XT2 line covers most residential operators. The DL2 is a rolling-code remote. The older fixed-code units are obsolete and no longer available new. We’ll tell you if your remote is fixed-code instead of selling you a replacement that won’t enroll.

OEM versus aftermarket for FAAC: this is the one brand where we lean OEM more often than not. The aftermarket keypads made for FAAC boards have inconsistent voltage tolerance, and the Texas heat on a south-facing Humble driveway will expose a weak capacitor inside two summers. We’ll quote both when the aftermarket part exists. We’ll tell you what we’d put on our own gate.

  • Keypad lights up, gate won’t move. The most common failure we see in Humble is a dead relay on the keypad board. The keypad still draws power for the display, but the relay that sends the open command to the motor never closes. You’ll hear the keypad beep, but the gate motor doesn’t respond.
  • Gate opens randomly, or only at certain times of day. This is usually a failing receiver board picking up interference from a neighbor’s opener, a nearby cell tower, or a garage door remote on the same frequency. We’ve also traced it to a shorted wire run where the insulation wore through against a metal post.
  • Remotes stopped working one by one. When a FAAC receiver starts losing its memory, the first remotes to fail are the ones stored in the longest memory slots. The board’s EEPROM is aging. You can re-enroll them, but they’ll drop again. That’s a receiver replacement, not a remote problem.
  • Keypad works, but only from six inches away. That’s a dying radio transmitter in the keypad, not a battery issue. The XKP series pulls signal strength down as the antenna connection degrades. Replacement is the fix; there’s no field service for the internal antenna.
  • Gate won’t close with the keypad, but opens fine. This is almost always a wiring issue at the terminal block. The close command wire has pulled loose or corroded. In Humble’s humidity, we find green corrosion on the back of the terminal strip even when the keypad face looks fine from the outside.

Access control work is low-voltage, which makes it safer to poke at than a line-voltage panel. But safer is not the same as straightforward. If you touch a 24V wire to the wrong terminal, the board goes dark and you’re replacing the whole controller, not just the keypad.
