The problem: a steel swing gate in the Fall Creek area had settled so badly the latch edge was gouging a quarter-inch groove into the concrete every time the opener cycled. The hinge plate on the bottom had rusted through around the weld, and the operator was fighting a gate that weighed forty pounds more than it should because it was dragging. We pulled the gate off, cut out the rotted plate, welded in a new one, and reset the operator’s force settings so it wasn’t pushing against dead weight. The homeowner sent us a photo a week later: the gate swings with two fingers now, and the groove is the only reminder.

The problem: a landlord in Atascocita called at 6:40 a.m. because his tenants couldn’t get out to work. The slide gate motor hummed but wouldn’t engage. We found the capacitor had blown and the chain had jumped the rear sprocket, which chewed up three teeth. Replaced the capacitor, reset the chain tension, and replaced the sprocket rather than the whole motor. Total cost was a fraction of a full operator swap, and the tenants were rolling out by 9:15.

The problem: a gate off Will Clayton Parkway kept reversing halfway open and beeping. The owner had already paid another company to “fix” it twice. We found the photo-eye (the infrared beam that stops the gate if something crosses the path) was misaligned by roughly two inches, and the mounting bracket was loose enough that wind from passing trucks shifted it back out of line within a day. We realigned the beam, braced the bracket, and photographed the alignment so there’s a record of where it should sit. That was eight months ago. It hasn’t drifted since.

The problem: a commercial gate off FM 1960 had a snapped diagonal brace. The gate still opened, but it twisted visibly every time the rollers hit the track joint, and that twist was stress-loading the remaining welds. We cut out the broken brace, welded in a new piece of 2-inch square tubing, and gusseted the corners so the load distributes evenly. A twisted cantilever gate turns into a broken one within a few hundred cycles, and this one was well past the point where patching would’ve held.

Keypad That Worked Only When It Wanted To

The problem: a homeowner in Kingwood had a keypad that worked fine when the sun was out and went dead every time it rained. We found the wiring behind the keypad had corroded through the jacket and was shorting against the mounting plate when moisture got in. Pulled the old keypad, ran a new low-voltage line, sealed the entry point, and mounted the new keypad with a weather gasket. The old one wasn’t the wrong brand or a bad unit. It was the wire, and the wire was never coming back.

The problem: a new home off Kingwood Drive had no gate at all, and the homeowners wanted one that matched the house trim and worked with their existing LiftMaster openers. We measured the driveway, fabricated a steel gate to spec, set two posts in concrete, and installed a new operator with a keypad and two remotes programmed. The before photo is just a driveway. The after photo is a gate that looks like it was always supposed to be there. The written price was handed over before the first post hole was dug, and the final invoice matched it to the penny.
