FAAC Welding & Fabrication: The Humble Owner’s Guide

The welding on a FAAC gate system takes a beating that most owners never think about until it fails. The operator mounts to steel brackets, the arms connect to steel hinge points, and every open-close cycle puts those welds under cycle loading. In Humble’s heat and humidity, surface rust starts early on unprotected welds, and within a few years a hairline crack becomes a full separation. Which FAAC Models This Applies To

FAAC swing and slide operators all depend on welded steel at the mounting points. The most common Humble installs we weld on are the FAAC 390, 391, 402, 415, 455 D, 770, S418, S450H, and C720/C721 slide operators. The welding failure points differ by model: the 400-series swing operators tend to fail at the rear mounting bracket where the piston pushes against the gate, while the 770 in-ground models crack hinge welds and mounting flanges under the constant levering of a long leaf.

Identifying which bracket or mount your FAAC needs starts with the operator model, but the gate itself matters just as much. A ten-foot gate with a steel frame needs different reinforcement than a six-foot aluminum tube gate. When we show up in Humble, we measure the leaf, photograph the mounting points, and check the FAAC model plate before we cut or weld anything. That record goes home with you, part numbers included.

On the OEM-versus-aftermarket question for FAAC steel parts specifically: FAAC factory brackets are usually formed plate, and they’re fine when the gate is balanced and the travel limits are set correctly. When a gate has been out of balance for a season or two, the factory bracket often tears at the bolt holes. In those cases we fabricate a heavier replacement from fresh steel rather than bolting another factory bracket onto the same stressed point. It’s not about brand loyalty; it’s about whether the original design failed because of the part or because of the load. We tell you which one it is, in writing.

  • The gate sags at the free end, and the gap at the latch side is wider at the top than the bottom. This usually means the top hinge weld has stretched or cracked and the leaf is hanging off the bottom hinge. The FAAC operator is now fighting gravity, which shortens its life every cycle.
  • The gate shudders or bounces halfway through travel. When the operator mounting bracket is loose or cracked, the piston or arm flexes under load instead of pushing clean. The movement is visibly uneven, and the noise sounds like a low rattle.
  • The operator pushes, then the gate stalls about two feet from closed. A fractured weld at the operator mount lets the actuator tip instead of holding its line. The motor is working; the steel is deflecting.
  • You can see rust weeping from a joint that never rusted before. A crack opens the weld to water. In Humble’s wet season, that crack fills with water, dries, and expands, and the rust line is the tell.
  • The gate makes a sharp crack when it reverses direction. That’s the sound of a weld shifting under load, usually at a hinge or a stop. It’s intermittent at first, but it will become consistent, then permanent.

None of these symptoms fix themselves. The longer a failed weld runs against a working FAAC operator, the more damage spreads to the motor gears and limit switches. A $225 bracket repair becomes a $900 operator replacement when the mounting failure is ignored for a season.

Replacement Cost & What’s Included

In Humble, FAAC welding and fabrication repairs on residential gates typically fall into three bands:

  • $225 to $350: Single weld repair or bracket reinforcement, including grinding out the failed weld, re-welding, and a rust-inhibiting finish on the affected area. Common for hinge welds and stop welds.
  • $350 to $550: Full bracket refabrication or removal and reinstallation of a gate leaf to correct alignment before welding. This is what most sagging FAAC swing gates need when the hinge point has failed.
  • $550 to $800: Structural rebuild of a mounting area, including cutting out rusted or cracked frame section, welding in replacement plate, and repositioning the FAAC operator mount.

Every one of those prices is written down before we touch the gate. You get the flat price in hand, and it doesn’t change when the grinder comes out. The quote includes the steel, the welding rod, the finish work, and our labor. You can safely check a few things before calling. Look at the hinge welds and operator mounts with a flashlight. Run the gate and watch for flex at the brackets. If the gate is visibly cracked at a weld, stop cycling it and call us. If you can’t see the failure but the gate moves wrong, that’s also a call.

Here’s the part that isn’t worth doing yourself. Welding on a gate that’s still mounted to a live FAAC operator is dangerous. The operator is powered, the gate weighs hundreds of pounds, and a weld that looks solid on the surface can be porous underneath. We cut power, support the leaf properly, grind back to clean steel, and weld with the gate held in position. We’ve also seen Humble homeowners try to fix a sagging gate with a store-bought gusset plate bolted over a cracked weld. It lasts about a month, then the crack wins.
