The Vance Gate Repair Humble Guarantee
We’ve repaired and installed more than 22,000 gates since Adrian Vance opened this company in 2014, and every single one of those jobs left with two things: a written price handed over before work started, and a documented photo record of everything we touched. That’s the guarantee. Not fine print, not a warranty card you lose in a drawer. Just a straightforward promise: if the work isn’t right within one full year, we come back and make it right at no additional charge. Humble homeowners don’t need a lawyer to understand what we stand behind. They need a gate that opens when they press the button and stays put when they don’t.
What’s Covered
- Workmanship on every repair and installation. If a hinge we welded, a motor we mounted, a sensor we aligned, or a board we wired fails within 365 days of the job, we return on our dime and make it right.
- Parts we install. When we put a part on your gate, we document the part number, photograph it in place, and stand behind our installation of it. If the part itself fails under its own manufacturer terms, we handle the conversation with the manufacturer so you don’t have to.
- Honest pricing before any work begins. The price is written, handed to you, and fixed. No surprise invoice at the end. That’s Haven Standard Clause 1, and it applies to every visit, every time, no exceptions.
- Documented photo record on every job. Under Clause 4 of the Haven Standard, you receive photos showing what we found, what we adjusted, and what we replaced, along with a written record left with the homeowner and filed in the job record.
- Cleanup after we leave. Welding slag, old springs, cut wire ends, packaging from new parts. We sweep it, bag it, and take it with us. Your driveway looks the way it did before we showed up, minus the broken gate.
- Background-checked, uniformed technicians. The person scheduled to arrive at your gate has a name and a face, and you get both before they knock on the door. Every technician is background-checked, licensed, and insured to work on your property.
Our Satisfaction Promise

Here’s how it works if something about the job doesn’t sit right. You call us at (346) 423-6136, and a live person answers the phone at any hour, day or night. You tell us what’s wrong. We pull the job record, which includes the photos from the original visit and the written documentation of what was set, adjusted, and installed. Then we schedule a return visit. There’s no argument about whether the original repair caused the problem, no attempt to sell you a replacement before we’ve even looked at it, and no fee for coming back out. The 365-Day Done Right Promise says if the repair is not right, Vance makes it right. Not “within reason.” Not “if we determine it’s covered.” Right. We also offer a free second opinion on any written estimate from another gate company. Bring us the paperwork, and we’ll review it at no cost. If you don’t think the work we did meets the standard we described when we wrote the price, tell us. We’ll fix it. That’s the whole promise.
Before
AfterLicensed & Insured Backing
Paperwork only means something if the company behind it is real, reachable, and accountable. Vance Gate Repair Humble is licensed and insured to perform gate repair and installation work on residential and light commercial properties. Insurance protects your property if something goes wrong on a job site. Licensing means the technicians who show up have cleared the background checks and training requirements to work on your gate, your fence, and your access systems. Every technician dispatched to a Humble home is background-checked and uniformed, with name and photo provided before arrival. When you call, a live person answers, 24 hours a day, seven days a week. You’re never leaving a voicemail for someone who might call back if they feel like it. That’s the real backing behind every job we do: a company with a name, an owner, a phone number, and the insurance and licensing to back up the written promise we handed you before the first tool came out of the truck.
What’s Not Covered

We don’t cover damage from car accidents, storms, vandalism, or someone driving into the gate with a trailer hitch. We don’t cover gates that were already failing before we arrived and the owner chose not to address the underlying problem, though we’ll document that in the photo record so there’s no confusion later. We don’t cover manufacturer defects in parts we didn’t install, though we’ll help you navigate the manufacturer’s own warranty process if that’s the situation. And we don’t cover normal wear like a battery that finally dies after years of service or a chain that stretches with age. What we do cover, unconditionally for one full year, is our workmanship. If we touched it, we stand behind it.
Why the 365 Days Matters in Humble
Gates in this part of Texas live outside. They take full sun in July, humidity from the Gulf, sudden downpours, and the occasional freeze that nobody remembers to prepare for. A weld that looks perfect on day one can reveal a hairline crack after a few months of heat cycles. A motor that runs smooth in February can struggle when the driveway gate expands in August heat. Most gate companies give you 30 or 90 days and then vanish. We give you a full year because we’ve been doing this since 2014, and we know that a gate that works for twelve months through a Houston-area summer, fall, winter, and spring is a gate that was fixed right. The 365-Day Done Right Promise isn’t a marketing line. It’s a bet we make on our own work, and we’ve made that bet over 22,000 times.
Frequently Asked Questions About Our Guarantee

Yes. If a repair we performed fails within one year of the original job date, we return and fix it at no additional charge. No trip fee, no labor charge, no parts charge for anything we installed. Call (346) 423-6136 and a live person will schedule the return visit.
Call us. Explain what you’re seeing or hearing. We’ll pull the job record, review the photos from the original visit, and dispatch a technician to inspect the work. If we find something that should have been done differently, we fix it under the promise. That’s exactly what the promise is for.
No. The 365-Day Done Right Promise applies to the original homeowner who contracted the work. If you’re selling a Humble home with a gate we repaired or installed, we’re happy to re-inspect it for the new owner and provide documentation of the work history, but the guarantee itself stays with the original customer.
It means you get a flat price in writing before any tools come out of the truck. Not an estimate with a range. Not a ballpark figure. A specific dollar amount that we agree to do the work for. If we’re on the job and find something unexpected, we stop, show you what we found, photograph it, and write a new price for the additional work. Nothing gets added to your invoice without your approval first. That’s Haven Standard Clause 1, and we’ve never done a job without it.
Never. The documented photo record is included on every visit at no additional charge under Clause 4 of the Haven Standard. You get photos of what was found, what was adjusted, and what was replaced, plus a written record of every part number installed. We file a copy in the job record and leave a copy with you.
Yes. Bring us the written estimate, and we’ll review it at no cost. We’ll compare what they’re proposing to what your gate actually needs, identify anything that looks unnecessary or overpriced, and give you our honest assessment. We’ve been doing this since 2014, so we’ve seen a lot of estimates, and some of them are creative in ways that don’t benefit the homeowner.
Call (346) 423-6136. A live person answers at 3 a.m. That’s not a recording. That’s a human being who can dispatch a technician to your property. Emergency gate service is available 24 hours a day, seven days a week, and the same written price, photo record, and 365-Day Done Right Promise apply to emergency calls.
